What is a Select Home

For a listing to become a "Select Home" the homeowner must agree to have the home Pre-Inspected by one of our certified Home Inspectors and to place a Home Warranty on the home that will cover it during the listing period and for one year from the date that the Buyer takes possession.

Listing Price

The Pre-List Inspection allows the Seller to document the condition of the home and minimize negotiations. Being informed of any issues upfront, allows for corrections to be made well in advance of closing. When a Buyer tours a home that they are considering buying, they can be presented with the inspection report and the Seller can show what, if anything, has already been taken care of. This can be very comforting to a Buyer.

It is a legal requirement to disclose upfront any problems. Failure to disclose these items/defects can mean problems for the Seller later on. By having their own inspection done, Sellers will be aware of any issues – which the Buyer's home inspection will find anyway.

Benefits to the Seller

By having a home inspection in advance, the Seller can justify the listing price by documenting the home's condition; it can serve to minimize re-negotiations of selling price by disclosing defects at the time of listing.

An inspection helps set a realistic Listing Price. The market analysis prepared by the real estate agent will help in determining a fair listing price for the home based on the prices that other homes have sold for in the area. However, such comparisons don't usually reflect the true physical condition of the home and its systems, which may not be readily apparent to the untrained eye. A home inspection for the Seller can give an accurate, overall picture of a home's condition.

Listing Price

When a Buyer considers one of these "Select Homes" they will have the benefit of making an offer knowing that there are no surprises that might come out in a Home Inspection after they make the offer. The one (1) year Home Warranty also gives the peace of mind knowing that if anything "pops" up after the sale, it won't be a major financial burden.
